Lair Rework: Phase 1

- Grimshimmer: this lair's chest piece was very over-statted, and has been nerfed by about 31 stat points. The HP regen of the chest-plate has been kept, and its vendor sell price is increased.


Why it was very over-statted?
There are lower level items with higher stats ...

It can only be intended otherwise it wouldn't be like this since hours.

I'm sure they change this in the future - even when it already should - since Premade vs. PUG is not how the system should be working.
